Residential rental prices increased more than double inflation in the 12 months ending in October, according to the FipeZAP Residential Rental Index, with an increase of 13.48%.
During the period, according to data from the Brazilian Institute of Geography and Statistics (IBGE).
In the monthly comparison, the month of October registered a slowdown, with an increase of 0.46% in the rental value, compared to the increase of 0.65% in September.
The monthly appreciation occurred in 31 of the 36 cities monitored by the survey, which tracks the average rental price in internet advertisements.
This movement was led by properties with four or more bedrooms. At the other end, spaces with three bedrooms were those that received the least value.
On average, the rental price was R$47.05/m² in the country.
According to Paula Reis, economist at DataZAP, this scenario is due to “a good part of the recovery in the real value of post-pandemic rent has already occurred and, with inflation under control, the space for transfers has become smaller, resulting in the slowdown in adjustments to rents”, which should continue until the end of this year.
Among the locations, the city of Barueri stood out as the most expensive, at R$62.80/m², followed by São Paulo, Florianópolis and Recife.
In the year to October, rent increased by 11.41%, with growth in the 36 monitored locations, including 22 capitals.
