Residential prices rise at almost double inflation until November, says survey

Residential property sales prices increased almost twice as much as inflation in the year to November, according to the FipeZAP Residential Rental Index, with an increase of 7.03%.

During the period, the Broad Consumer Price Index (IPCA) increased by 4.53%, also considering the IPCA-15 (prior to inflation), according to data from the Brazilian Institute of Geography and Statistics (IBGE).

In the monthly comparison, the month of October registered a slowdown, with an increase of 0.49% in the value of sales, compared to the increase of 0.60% in October.

The monthly appreciation occurred in 45 of the 56 cities monitored by the survey, which monitors the average price of properties for sale in internet advertisements.

This movement was led by one-bedroom properties. At the other end, units with two bedrooms and four or more bedrooms were those that appreciated the least.

On average, the price of residential properties was R$9,306/m² in the country.

Among the locations, the city of Balneário Camboriú stood out as the most expensive, at R$ 13,762/m², followed by Itapema, both in Santa Catarina, and Vitória.

In the last 12 months, the value of residential sales registered an increase of 7.34%%, with an increase in 55 of the 56 cities present in the survey and also above inflation in the period.

According to Paula Reis, economist at DataZAP, this scenario reflects “the heating of the real estate market throughout 2024, which should end the year with a higher performance than 2023, which showed growth of 4.82% in the same period (from 12 months until November )”.
