Three of the 10 most expensive municipalities are in Santarém. Viseu is the district that stands out in terms of price drops.

There is zones – more on interior, as expected – where there is considerable descents of prices, according to the November 2024 housing price report, from .
In this chapter, Fight (Évora) was the municipality that registered the biggest descent of the median house value: decrease of 29,6% over the course of a year, comparing November 2023 with November 2024.
São João da Pesqueira It is the second municipality with the biggest price drop: -20,5%, while Mortágua saw median home values fall 15,3%. These two municipalities are in Viseu.
In falls greater than 10% there are still Sabugal (Guard), Proença-a-Nova (White Castle), Condeixa-a-Nova and Miranda do Corvo (Coimbra) and also Murtosa (Aveiro).
A biggest climb annual increase in median house prices was Alcoutim, in the district of Faro, with an increase of 54.6%.
Follow Vila Nova da Barquinhain Santarém, with an appreciation of 36.5%, and Marco de Canavesesin Porto, with an increase of 34.8%.
Further back they remained Amarante (Porto), Covilhã (Castelo Branco) or Golegã (Santarém), all above an impressive 29%.
Santarém stands out on the climbs of house prices: three of the 10 municipalities where the value rose the most are in the Santarém district – Vila Nova da Barquinha, Golegã and also Constância.
As a final note, no district Lisboa, the municipality where prices increased the most (22.4%) was Arruda dos Vinhos, and where prices increased the least was Alenquer (0.3%). No municipality recorded a drop in prices – as in Porto, for example.
