Families in Portugal are purchasing homes for increasingly higher values, with the average price reaching €221,272 in the summer of 2024. However, values vary significantly between regions, according to the National Statistics Institute (INE). In Greater Lisbon and the Algarve, the cost of buying a house is around 50% higher than the national average, while in Alentejo and the Central region prices are around much more affordable values, below 150 thousand euros.
According to , in the third quarter of 2024, five regions recorded average prices below the national average. Alentejo presented the lowest value, with an average of 113,329 euros, followed by the Central region, where prices were around 124,095 euros. These regions have values almost 50% lower than the country’s average. Other more accessible regions include the West and Tagus Valley (155,977 euros, 30% below average), the Azores (164,344 euros, 26% less) and the North (185,212 euros, a 16% difference).
The North region stood out as the most sought after, with 30% of total transactions carried out (12,407 sales). The Center region also aroused the interest of families, representing 16% of sales (6,497 transactions). Despite the lower prices, Alentejo was responsible for just 5% of sales, being one of the regions with the lowest volume of transactions, ahead only of the autonomous regions.
In contrast, the five regions with prices above the national average include Greater Lisbon, where buying a house costs an average of 371,704 euros (+68% compared to the national average), the Algarve (342,972 euros, plus 55%), Madeira (238,314 euros, plus 8%), the Setúbal Peninsula (226,159 euros, plus 2%) and the Porto Metropolitan Area (223,258 euros, plus 1%). Despite the high prices, Greater São Paulo recorded 19% of sales, being the second most sought after region, right after the North.
