The Urban Property and Territorial Tax (IPTU) is an annual expense that weighs on the budget of many property owners. However, it is possible to reduce this charge through a request for reassessment of the Tax Asset Value (VPT) with the Tax Authority (AT). Find out how to proceed and the deadlines to be met.

The IMI calculation is based on the VPT, which considers six main factors: age of the property (oldness coefficient), location, quality and comfort, construction area and type of use, as explained by . A revaluation can lead to a fairer tax, especially if the current value of the VPT does not reflect the real condition of the property or the market situation.

IMI rates are defined by municipalities: they vary between 0.3% and 0.45% for urban properties and are set at 0.8% for rural properties. Although you cannot change these rates, you can adjust the VPT, which is the value used to calculate the tax. This adjustment may result in a reduction in the IMI, especially if factors such as the location or age of the property (which reduces the value of the VPT over time) are favorable.

If you believe you are paying a high IMI, follow this guide:

1. Check the current VPT value

Access the Finance Portal, under “Real Estate Assets”, to check the current value of the VPT, which takes into account factors such as age, location and characteristics of the property.

2. Simulate or non-IMI impact

Use the calculators available on the Finance Portal to simulate the new IMI value, considering the most recent coefficients.

3. Submit the reassessment request

• Access the Finance Portal with your credentials.

• Select “Services” > “Assets” > “Property Valuation”.

• Follow the instructions to complete the order.

For the new VPT to be applied in the following year, the request must be made by December 31st.

During this process, have the matrix article number and other property documents on hand. And although the update request can only be made every three years, it is useful to check the coefficients that affect the VPT annually.
