Home prices increased by 7.73% in 2024 and registered the biggest variation since 2013, according to the FipeZAP Residential Sales Index.
The accumulated advance in the year is even higher than . The indicator is considered a preview of inflation. The official data for 2024, calculated by the Broad Consumer Price Index (IPCA), will be released on Friday (10) by the Brazilian Institute of Geography and Statistics (IBGE).
According to Paula Reis, economist at DataZAP, the variation accumulated last year is related to the performance of the Brazilian economy.
“The macroeconomic condition positively influenced the real estate market by contributing to the expansion of credit granting to the popular and medium-standard segments”, stated Reis.

The places that recorded the biggest increases in property prices were Curitiba (18%) and Salvador (16.38%).
In the last month of the year, prices of properties for sale rose 0.66% and interrupted the decline recorded in November, when the index fell to 0.49%. Nationally, those who intended to buy or sell a residential property were faced with an average value of R$9,366/m².
For this coming year, the DataZAP economist says that the expectation is for a more challenging real estate market, “especially for the medium-standard segment, given a scenario of growth in the basic interest rate, which limits access to the buying and selling market”.
Reis also cites more expensive financing resources, given the depletion of savings, as one of the obstacles for this year.
