However, being an older property does not necessarily mean devaluation, especially if it has already been renovated with quality materials.

Natural light is an issue that is often underestimated, but it makes a huge difference in everyday life. Good sun exposure reduces heating energy costs and is a factor highly appreciated by buyers. The energy efficiency of a property also influences its value. Classifications like A+++ (very efficient) are more valued than lower classes such as D or E. Consult the house’s energy certificate to evaluate this aspect, as it is mandatory when buying and selling properties.

A balcony, terrace or garden can be decisive factors in the value of a home. Properties with outdoor space tend to be in greater demand and, consequently, have a higher value.

Before closing a deal, visit the property more than once and, if necessary, take a professional with you, recommends . Observe everything carefully: the condition of the walls, ceilings, plumbing, electrical system, wood, finishes and, in the case of single-story houses, the roof. As they say, it is better to be “picky” at this stage than to face unpleasant surprises after the purchase.
