House rents in Portugal registered an increase of 4.1% in the first month of 2025, when compared to the same period of the previous year. According to the idealistic price index data, Santarém, Braga and Funchal were the cities where the climb was most significant, with increases of 14.8%, 10.2%and 8.7%, respectively.
Lace remain high in the country
According to the report, the median price of lease reached 16.4 euros per square meter in late January. In quarterly terms, the variation was 2.1%, reflecting the continuity of the tendency of valuing the lease market.
The climbs were not limited to the three most affected cities. The increase in incomes also found in Viana do Castelo (7.6%), Setúbal (5.6%), Viseu (5.6%), Porto (5.4%), Faro (4.3%) , Castelo Branco (3.2%), Coimbra (2.8%), Aveiro (2.7%) and Lisbon (2.4%).
On the other hand, Leiria was the only district capital where the rents registered a descent, with a negative variation of 4.7%.
Lisbon remains the most expensive city to rent home
The report, shared by, confirms that Lisbon continues to lead the list of cities with higher incomes. The cost of lease in the capital was set at 21.9 euros per square meter, maintaining above the national average. In Porto, the price of the square meter reached 17.8 euros, while in Funchal was 15.8 euros.
Faro (13.5 euros/m²), Setúbal (12.4 euros/m²), Aveiro (11.3 euros/m²), Coimbra (11.3 euros/m²), Braga (9.9 euros/m²), Santarém (8.8 euros/m²) and Viana do Castelo (8.5 euros/m²) complete the list of the most expensive cities to lease home.
The most affordable cities
At the opposite extreme, Castelo Branco, Viseu and Leiria stand out as cities with more affordable incomes. In Castelo Branco, the value of the square meter is 6.9 euros, while in Viseu it rises to 7.4 euros and in Leiria reaches the 8 euros.
The lease market continues to present significant variations depending on location, reflecting increasing demand in certain regions and pressure on prices in the most economically dynamic cities.
