Evaluation of houses rises almost 10% in 2024

The median value of bank assessment in housing increased by 9.3% in 2024 compared to 2023, setting at 1,662 euros per square meter (m2), with all regions to register climbs, informed the INE.

According to data from the National Institute of Statistics (), the autonomous region of Madeira presented the most intense climb (14.8%) and Alentejo the lowest increase (5.5%).

By type of accommodation, last year, the average value of bank assessment, made in the field of credit for housing, increased by 9.3% in apartments and 8.6% in houses, for, respectively, 1,851 euros /m2 and 1,287 euros/m2 (1.693 euros/m2 and 1,185 euros/m2 em 2023).

Considering only the month of December 2024, the average bank assessment value increased seven euros (0.4%) compared to the previous month, to 1,747 euros per square meter, being 13.7% above December 2023 (as verified in November).

The number of evaluations considered to determine the median value of December was 37,171 (23,808 apartments and 13,363 houses), a zero variation compared to November and 26.1% higher in homologous terms.

The West Region and Tagus Valley presented the most significant increase in the median value of bank evaluation compared to the previous month (1.2%), and the largest descent in the autonomous region of Madeira (-2.0%).

Already compared to December 2023, the median value of the evaluations grew 13.7%, observing the most intense variation in the autonomous region of Madeira (16.4%) and no decrease has occurred.

In the month under analysis, the median amount of bank assessment of apartments was 1,962 euros per m2an increase of 15.2% compared to December 2023.

The highest values ​​registered in Greater Lisbon (2,596 euros/m2) and in the Algarve (2,275 euros/m2), with the Alentejo registered the lowest value (1,240 euros/m2).

In turn, the Azores region presented the most significant homologous growth (24.6%) and Alentejo the only descent against the same period of the previous year (-1.7%).

Compared to November 2024, the assessment value of the apartments rose 0.9%, registering West and Tagus Valley the highest climb (1.7%) and wood the largest descent (-3.8%) .

The median value of the assessment for T1 typology apartments (one quarter) descended five euros to 2,495 euros/m2having the T2 climbed 20 euros to 2.006 euros/m2 and the T3 increased 19 euro to 1,742 euros/m2.

As a whole, these typologies represented 92.2% of the assessments of apartments made in December.

Regarding the median value of the bank assessment of housing, it was 1,322 euros/m2 in the last month of 2024, which represents a 9.3%homologous increase.

The highest values ​​were observed in the Algarve (2,450 euros/m2) and Greater Lisbon (2,445 euros/m2), having the center and the Alentejo recorded the lowest values ​​(1,019 euros/m2 and 1,029 euros/m2respectively).

The Algarve presented the highest homologous growth (17.3%), and no descent occurred.

Compared to the previous month, in December the value of assessment of housing rose 0.2%, with the Algarve showing the highest growth (1.1%), while Greater Lisbon registered the largest descent (-0.9% ).

The median value of housing t2 descended 10 euros to 1,307 euros/m2, having the T3 typologies rose six euros to 1,322 euros/m2 and the T4 increased seven euros to 1,333 euros/m2.

As a whole, these typologies represented 89.2% of housing evaluations performed during the period under analysis.

In December 2024, Greater Lisbon, the Algarve, the Autonomous Region of Madeira, the Setúbal Peninsula and the Coastal Alentejo presented higher evaluation values ​​than the country’s median at 48.0%, 31.3%, 14.5% , 13.3% and 2.1%, respectively.

On the contrary, the Beiras and Serra da Estrela, Alto Alentejo and Beira Baixa were the regions that presented lower values ​​compared to the country’s median (-50.3%, -49.1%and -48.8%, respectively) .
