What do prices in big cities look like? The market in Slovakia has seen another increase. The drivers were mainly towns such as Bratislava, Košice and Žilina, where the prices of apartments broke the records before the crisis period. This is confirmed by current data from the market reports of real estate portal.

The situation in the mortgage market has already stabilized, the rates began to decline gradually, and people have become accustomed to the fact that interest rates start at higher numbers than a few years ago. In some cities, new buildings are pushing up prices, and in others the lack of new apartments.

However, the increase in apartment prices is present in all regions and segments. What does it look like? Compared to the end of 2023, most cities increased by more than 10 %prices. “High growth levels in Košice’s districts cause Relatively low offer of apartments for sale. The construction of new apartments is attenuated here, so people buy what is on offer and it is pushing for price growth, ”explains Michal Pružinský, analyst of the portal real estate.sk.

In the north of Slovakia in Žilina, growth is due to another reason. The construction of new apartments is much more intense and the prices are dragging mainly new buildings.
