Os Residential rental prices Increased 0.96% in January this year, according to data from the Residential Rental Fipezap Index.
This result represents a higher increase than triple of official inflation recorded in the month.

According to Paula Reis, Economist at Datazap, “the variation in rent prices can be attributed to several factors, especially the macroeconomic scenario, especially in the labor market in Brazil.”
Reis also pointed out that much of the recomposition of the real value of the rent has already happened and there is less room for transfers.
Among the localities, the city of Barueri (SP) stood out as the most expensive, R $ 62.43/m², followed by São Paulo (SP) and Recife (PE).
Already from 12 months to January, the rent recorded up 13.16%, with advance in the 36 locations monitored, including 22 capitals.
For 2025, Datazap’s economist’s projection is that the deceleration of the adjustments recorded over 2024 is less accentuated, with the possibility of reversal to a discharge movement.
“This scenario is due to the restriction on the sales market, impacted by increased Selic, as well as the exhaustion of savings resources and favorable outlook for the job market for this year,” said Reis.
