Country singer Leonardo is being sued by a group that has bought allegedly irregular land in the municipality of Querência, in Mato Grosso. A real estate entrepreneur related to the singer is also in the passive pole of the action. Buyers claim they were deceived. The total value of the transactions is almost $ 48 million.
The defense of Eternal of the Costa, Leonardo’s civil name, states that he has nothing to do with the transactions, as he has never owned or sold the land cited, having worked only in the advertising of the enterprise.
The case involves the sale of land from Residencial Munich, of which Leonardo served as a advertising boy of one of the incorporating companies, Agx Participações e Empreendimentos Ltda. For encouraging the purchase of real estate, his image was associated with allotment.

AGX has as partner the administrator Aguinaldo José Anacleto, friend of the singer. AGX denied that the venture is irregular and said that Leonardo’s participation was only in advertising.
The 38 hectares area was acquired by AGX by 2021 for R $ 12.9 million. For the implementation of the allotment, it was divided into the munich I, II and III plots, respectively. There are about 800 lots, almost all sold.
The singer appears in advertisements released on the social network of Munich presenting him as “the first intelligent neighborhood of Querência (MT)”, with commercial and residential lots. In another publication, he calls people to buy the properties. “Come do a good deal. You won’t regret it, ”he says.

Justice suspends collection of buyers
A group of residents filed a collective action and obtained a court decision suspending the charges related to the real estate. The judge also ordered the sentence to be endorsed in the enrollment of the real estate to alert future buyers. According to the process, 462 land were sold allegedly irregularly, causing a loss of $ 48 million.
In another individual action, two buyers claim that the properties were sold as regular, but later found that the subdivision had no authorized installment or approval of the municipality. The court suspended the collection of installments and prohibited the inclusion of debtors’ names in default channels.

Buyers also state that, instead of Scripture, they received quotas of participation in the companies responsible for the subdivision, which makes possible return of the amounts paid. They point out that they were influenced to acquire the properties by the advertisements conveyed with speeches and messages by singer Leonardo, of which they claim admirers.
AGX filed an appeal against the decision that determined the registration of the judgment in the registration of the real estate, but the Court of Mato Grosso dismissed the appeal.
In the decision, the judge considered there to be sufficient evidence to question the legality of sales and warned of financial risks to consumers. For the magistrate, judicial intervention was necessary to avoid millionaire losses to the acquirers.

Due to the appeals, the actions have not yet had final judgment. Through his advisory, the singer claimed that he served only as a poster boy of the venture, as well as participating in other advertising campaigns. It denies any corporate participation in the venture or in the incorporating companies.
AGX says that the project of Residencial Munich Smart Life does not involve the sale of lots, but only the capture of investors through quotas within a company with a duly regularized legal structure and according to the legislation. Also according to the company, the residential is still under development and eventual legal questions are being treated in the appropriate competent forum.

Regarding the participation of singer Leonardo, AGX says it has signed with him an advertising partnership, giving the right to use his image, but the countryman has no participation or administrative responsibility in the projects.

In 2024, singer Leonardo was forced to pay $ 225,000 in compensation to six workers, one of them teenager, rescued in a degrading situation, on a farm leased by the artist in the municipality of Jussara, Goiás. The rescue took place in November 2023, during the operation of the Ministry of Labor and Employment.
The fact led the backcountry to have the civil name included in the “dirty list” of the federal government of employers who submit workers to slave -like conditions.
