For those who are going to sell home there are some costs in which they have to incur and consider.

From the outset you can sell directly to private, without intermediation of real estate agency, but if you use an agent, it has a commission of between 5% to 8%.

If you are directly selling you can do a market research to evaluate the amount by which you should sell and/or hire an appraiser (average 300 € for the appraisal, the amount included in the Commission to pay if real estate agency contracts).

If you put the house for sale on social networks or through advertisements you can incur costs (you can only do so if you have energy certificate).

You will have to support the added value tax if the value of the property you will sell is higher than the amount because you acquired. That is, if the transaction you make results you will be subject to tax payment, the IRS, through the encompassing of income and subject to the respective tax rate. The sale of the house must be declared in the head of IRS and reported to the year to which it is concerned.

The surpluses add to the income of the year to which they report and will result from the difference between the sale value of the property and the amount that had purchased it, based on a coin devaluation coefficient and deducted expenses with the acquisition and sale and eventual expenses or works of appreciation and conservation (must present proof invoices).

You may include, for example, in sales expenses, the energy certificate and the commission paid to the real estate.

In purchase expenses you can include those with the deed, the building registration and the taxes supported, as the Municipal Tax on the costly transmission of real estate and the stamp tax.

If you have associated housing credit also has a commission for the mortgage distrate (100 € to 200 €, on average) that the bank will charge you and commission for total early amortization (2% or 0.5% of capital to amortize).

Finally, from among other costs we highlight those related to certificates, technical record of the property, license of use, which will also be supported, as well as, in particular, the updated permanent building certificate (20 € in the conservatory or 15 €, if online) the energy certificate, which will cost between 150 € to 250, or the building booklet (10 € or freely on lineon the Finance Portal).

The formalization of the business can be done in the Prompt houseservice available from the Ministry of Justice, whose information and costs can consult here:
