São Gonçalo dos Campos (BA) – The businessman Flavio Fernandez explores a blue ocean – jargon of entrepreneurship on low competition markets – far from the sea. Soon he, born and raised by the beach, in Salvador, where he lives to this day and has surf as a hobby. In the last year, the routine of Flavio has been divided between the capital and another municipality that is approximately 130 kilometers away. Little São Gonçalo dos Campos is at the center of a region known as Recôncavo Baiano and a short distance from Feira de Santana, the second most populous city in Bahia. There, the 870,000 square meters of an old farm are being allotted to house high standard properties, within a field club structure.
The marco zero of the venture is a neoclassical mansion that is at the highest point of the terrain. It was built in the late 1980s, when the Fernandez bought the farm. Three generations of the family, of Spanish origin, attended the place as a point of leisure and rest. “We were weekend farmers,” Flavio told Infomoney.

Ancient dream
The idea of transforming rural property into a real estate development had been discussed for over a decade among Fernandez. The family was in the branch of incorporation and was responsible for the construction of dozens of buildings in Salvador. In parallel, Flavio, a training advertiser with a specialization in Business Administration, was a partner of another high -end real estate company in Praia do Forte, the famous tourist destination of Bahia.
Just over five years ago, the businessman and two more partners founded the developer Angra and took the idea of turning the farm into the Fernandez Estância. “After my grandfather’s death and my two partners bought the family farm to develop the project – a condominium of high standard lots,” explains Flavio.
Lots reach R $ 700 thousand
The land was divided into 600 square meters that have been marketed since the end of last year. The demand is high, guarantees the entrepreneur, who has hired a company that specializes in Alphaville Real Estate Launches to approach brokers and end customers. The house goers of the big house are now the potential buyers of the venture.

“In the first commercial phase, we made available around 250 lots. We sold almost 200 in less than six months, ”says Flavio. According to him, 85% of the lots cost between $ 300 thousand and $ 350 thousand. The most expensive reaches R $ 700 thousand and are in the portion of the condominium bathed by the Jacuípe River, a lush freshwater spring where a floating pier was built for bath, boat rides and aquatic motorcycle.
“The condominium has a nautical and equestrian bias. We are in a strong region in equinoculture, ”explains the contractor. No wonder, the condominium will have an equalized village with 25 horses for horses. Other common areas include sand and lawn courts, swimming pools, amphitheater, cinema, gym and a helipad. Expectation of R $ 200 million in sales
The Fernandez Estância is investing an initial amount of R $ 60 million in the infrastructure and allotment of all the land. The general sales value (VGV) of the venture is estimated at R $ 200 million. The buyer acquires the lot and then bears the construction expenses of the property, which, even varying according to the owner’s taste, will need to follow the aesthetic rules of the condominium.
Of the total sales, according to Flavio, 40% were made to customers from Salvador, who purchased the lots thinking about second housing. Most buyers, the other 60%, are from Feira de Santana and should adopt the Fernandez Estância as the main zip code.
The arrival of the new residents is scheduled for May 2027, when the venture should be delivered. Of the old memories of “weekend farmers” from Fernandez, will be the colonial mansion that has housed the family for almost three decades and will become part of the common areas of the condominium.
