This is a way of buying home at a lower price and is 'becoming fashion' in the Algarve

In 2025, the real estate market continues to be marked by a significant increase in houses prices, driven by the growing demand and the scarcity of supply. High interest rates, as well as inflation and increased construction costs also contributed to buying home becoming more difficult. Still, there is a new way to buy home at a much lower price and the method is ‘becoming fashionable’ in the Algarve.

Some say that prefabricated wooden houses are a “quick, cheap and sustainable” solution for those in the process of buying a new home. Speaking to NIT, MF Wooden Casas Marketing Manager, a company designed to build this type of houses, revealed that “we were able to deliver a 50 square meter house ready to inhabit in about 20 days.”

A house can cost € 27,000

Delivery is fast and the price is also lower than that of a ‘normal’ house. This is because in the company MF Wooden Casas, an T0 apartment with 23 square meters costs a total of 27,000 euros. The value includes the structure, delivery, assembly and also the installation of water, energy and sewage, as well as isolation.

In turn, a 50 -square -meter T2 already reaches 74,500 euros, however, according to NIT, “these values still add 7,000 euros of licensing by the municipality, as well as VAT, and, of course, factors such as the design and finishes, location of the land, administrative expenses and inspections”.

In any case, if you are thinking of advancing with the purchase of a prefabricated house, you should take into account that if you have an urban land you can effectively continue your plan. However, the same cannot be said about the rustic land. There are cases where it is possible to install a prefabricated house on rustic ground, but it will all depend on the municipal master plan of the municipality where you will want to put your home.

Many prefabricated houses are arriving at the Algarve

For now, it is known that the Algarve has been one of the areas of the country where people are installing more prefabricated wooden houses. “It is from north to south, but the demand is stronger on the coast and the Algarve,” he says to the MF Wooden Casas.
