House prices rose in all district capitals - except in Lisbon

Buying home in Portugal was 6.3% more expensive in the last year. In March, taking into account only the district capitals, only in Lisbon, the prices of houses did not increase. Beja, Setúbal and Santarém led the climbs.

Os House prices in Portugal rose 6.3% in March compared to the same month of 2024.

According to the price index, at the end of the last month, buying home had a cost of 2,775 euros per square meter (euros/m2).

As the statement sent to ZAP highlights, taking into account only the capitals of the district/autonomous regions, Beja (24,1%), Sethubal (17,9%), Santarém (17,1%) e Pontal (16,2%) Lead the list of climbs.

Here are Évora (14.7%), Vila Real (13.6%), Bragança (12.4%), Leiria (11.5%), Portalegre (11.4%), Coimbra (10.2%), Braga (9.7%), Funchal (9.6%), Guard (7.8%), Castelo Viana (7.1%), Viseu (5.9%) and sick (5.5%).

Porto (4,5%), Branco Castle (2,4%) e Aveiro (1.9%) were the cities where prices increased less.

Of the district capitals, Only Lisbon did not increase prices (-0.3%).

Lisbon does not increase, but still expensive

Even so, Lisbon remains the city where it is most expensive to buy home: 5.551 euros/m2.

Porto (3,707 euros/m2) and Funchal (3,572 euros/m2) occupy the second and third places, respectively.

Faro (3,087 euros/m2), Setúbal (2,713 euros/m2), Aveiro (2,542 euros/m2), Évora (2,396 euros/m2), Ponta Delgada (2,077 euros/m2), Coimbra (2,058 euros/m2), Viana do Castelo (2,020 euros/m2), Braga (1.968) euros/m2), Leiria (1,623 euros/m2), Viseu (1,539 euros/m2) and Vila Real (1,428 euros/m2).

Already the most economical cities are the guard (833 euros/m2), Portalegre (890 euros/m2), Branco Castle (917 euros/m2), Bragança (1.046 euros/m2), Beja (1,127 euros/m2) and Santarém (1.405 euros/m2).

Districts and islands

Analyzing by districts and islands, the higher price climbs took place on the island of Faial (22,1%), Porto Santo (22,1%), São Miguel (20%) e Third (19,3%).

There are Portalegre (17.6%), Évora (17.1%), Santarém (17.0%), Beja (14.5%), Castelo Branco (13.1%), Vila Real (12.7%), Madeira Island (11.6%), Braga (11.3%), Setúbal (11.3%), Pico Island (11.3%), Porto (10.4%).

In districts/islands where the increase was less than 10%: Aveiro (9.8%), Leiria (9.2%), Viseu (7.1%), Coimbra (6.9%), Faro (6.7%), Viana do Castelo (6.1%), Lisbon (5.1%), Island of Santa Maria (3,5%), Bragança (3,0%) e Guard (2,0%).

On the other hand, Prices descended on São Jorge Island (-1.4%).

The top-5 of the most expensive districts to buy home is: Lisboa (4,211 euros/m2), followed by Faro (3,543 euros/m2), island of Madeira (3.308 euros/m2), Porto (2,848 euros/m2), island of Porto Santo (2.776 euros/m2).

Following are, in the ranking, Setúbal (2,752 euros/m2), São Miguel Island (1,956 euros/m2), Aveiro (1,854 euros/m2), Leiria (1,751 euros/m2), Braga (1,692 euros/m2), Faial Island (1,605 euros/m2), Pico Island (1,529 euros/m2) Castle (1,525 euros/m2), Coimbra (1,507 euros/m2), Évora (1,492 euros/m2), Santa Maria Island (1,462 euros/m2), Terceira Island (1,399 euros/m2) and Santarém (1,328 euros/m2).

Finally, the prices most economical are found in Guard (722 euros/m2), Portalegre (843 euros/m2), Bragança (903 euros/m2), Branco Castle (941 euros/m2), Village (1.095 euros/m2), Viseu (1.170 euros/m2), Saint Jorge (1.201 euros/m2) and Beja (1.226 euros/m2).
