The houses in the Algarve houses continue to rise at a sharp pace, with increases significantly higher than the national average. According to the annual lease report released by, in March 2025, the median price per square meter in the region was 15.3 euros, representing a 14.5% increase over the same month of the previous year.
Among the Algarvios municipalities, Faro stands out with an increase of 19.2%, being currently the fourth most expensive district capital to lease, with 14.2 euros/m². At the top of the regional list, Loulé is the most expensive municipality, with an average cost of 17.2 euros/m², followed by Albufeira (15.7 euros/m²) and lakes (15 euros/m²).
The increases were in virtually the entire Algarve, especially Albufeira (23.3%), Silves (18.6%), Vila Real de Santo António (17.5%) and Lagoa (11.1%). Olhão, although it is the cheapest municipality in the region (12.2 euros/m²), also saw the rents rise 6.4%.
At the national level, the prices of homes to lease rose 4.9%, with a median value of 16.6 euros/m². Lisbon remains the city with higher incomes (22 euros/m²), but only a slight 2% increase in the last year.
Among the districts, Faro is the fourth most expensive in the country, behind Lisbon, Porto and Madeira Island. The Algarve region also emerges as the third most expensive in Portugal, surpassed only by the Lisbon Metropolitan Area and Madeira.
The idealist report points out that data is based on supply prices and include only valid and updated ads, excluding real estate with atypical values or without recent activity.
