FIPEZAP index signals a slight deceleration compared to February, when the increase was 0.68%
The index, released on Tuesday (1.br.2025), presented a 0.6% increase in residential real estate prices in 56 Brazilian cities during March, compared to the same month of the previous year.

Price variation indicates a change in real estate behavior, with 1 bedroom properties registering an increase of 0.65%. Those with 4 or more dormitories had a lower increase of 0.48%.
In the first quarter of 2025, the index accumulated a valuation of 1.87% in the national average. This result is between the average variation of economy prices, measured by IGP-M/FGV, of 0.99%, and consumer inflation of 2.12%, according to IPCA/IBGE.
In the last 12 months, until March 2025, the index has registered an accumulated appreciation of 8.13%, positioning between the IGP-M/FGV variation of 8.58%and consumer inflation of 5.56%.
The average residential sale price, based on March 2025 ads, was $ 9,185 per square meter. Properties with one bedroom stood out for the highest average sales price, reaching R $ 11,031 per square meter.
