Price of houses in the Algarve rises 8.4% and exceeds 3,600 €/m²

The price of houses in the Algarve recorded an increase of 8.4% in April over the same month last year. According to the idealist price index, the average cost of acquisition per square meter in the region was set at 3,614 euros, based on the median value calculated at the end of the month.

Among the municipalities with the highest annual climbs, Silves stands out with an increase of 14.8%, and Portimão, where prices grew 14.6%. Following are Lagoa (9.2%), Albufeira (9.1%), Faro (8.7%), lakes (8.5%), São Brás de Alportel (7.9%), Vila Real de Santo António (7.7%), Olhão (5%), Loulé (3.5%) and Tavira (2.5%). Already in Vila do Bispo, the growth was more moderate, setting in 1.7%.

On the other hand, some municipalities registered breaks in prices compared to the previous year, with Castro Marim leading the descents (-12.2%), followed by Monchique (-5.7%) and Aljezur (-2.8%).

With regard to the absolute values ​​per square meter, Loulé remains the most expensive municipality in the region to buy home, with 4,206 euros/m², followed by lakes (4,114 €/m²) and Vila do Bispo (3,824 €/m²). Shortly thereafter, Lagoa (3,793 €/m²), Albufeira (3,668 €/m²), Aljezur (3.514 €/m²), Silves (3,239 €/m²), Tavira (3,193 €/m²), Faro (3,176 €/m²), Vila Real de Santo António (3,057 €/m²), Portimão) (2,986 €/m²) and Olhão (2,973 €/m²).

The lowest prices to buy home in the region are in São Brás de Alportel (2,725 €/m²), Castro Marim (2,530 €/m²) and Monchique (2,168 €/m²).

At national level, the housing market also registered an appreciation, with an average increase of 7.4% compared to the previous year, being 2,817 euros per square meter.

The district capitals where the prices of the houses rose the most

According to the idealist, the prices of houses in April rose in 19 capitals, with Beja (27.5%), Santarém (17.8%), Setúbal (17.0%) and Ponta Delgada (15.6%) to lead the list. Following are guard (15.3%), Vila Real (11.4%), Leiria (11.1%), Évora (9.9%), Funchal (8.8%), Faro (8.7%), Braga (8.1%), Viana do Castelo (6.5%), Viseu (5.0%), Porto (4.9%), Aveiro (1.3%), Castelo Branco) (0.7%) and Portalegre (0.7%). In Lisbon, prices were stable during this period (0.5%).

Lisbon remains the city where it is most expensive to buy home: 5,615 euros/m2. Porto (3,741 euros/m2) and Funchal (3,594 euros/m2) occupy the second and third places, respectively. Follow Faro (3,176 euros/m2), Setúbal (2,748 euros/m2), Aveiro (2,543 euros/m2), Évora (2,377 euros/m2), Ponta Delgada (2,104 euros/m2), Viana do Castelo (2,026 euros/m2), Braga (1,983 euros/m2), Leiria (1.655 euros/m2), Viseu (1,577 euros/m2) and Santarém (1,439 euros/m2). Already the most economical cities are Portalegre (854 euros/m2), guard (881 euros/m2), Castelo Branco (898 euros/m2), Bragança (1,038 euros/m2), Beja (1,170 euros/m2) and Vila Real (1,435 euros/m2).

The districts that recorded the highest climbs

The idealist analyzed for districts and islands and came to the consumption that the highest pricing ranks took place on the island of Porto Santo (27.2%), Faial Island (22%) and São Miguel Island (19.6%). Following are the island Terceira (16.9%), Évora (15.4%), Beja (13.4%), Portalegre (13.4%), Setúbal (13.2%), Santarém (13.2%), Vila Real (12.5%), Madeira Island (11.3%), Braga (10.3%), Leiria (9.8%), Aveiro (8.7%), Faro (8.4%), Viseu (7.3%), Castelo Branco (7.1%), Lisbon (6.8%), Guard (5.8%), Viana do Castelo (5.5%), Bragança (3.9%) and Santa Maria Island (1.4%). On the other hand, prices went down on São Jorge Island (-4.4%) and Pico Island (-1.5%).

It should be noted that the ranking of the most expensive districts and islands to buy home is led by Lisbon (4,303 euros/m2), followed by Faro (3,614 euros/m2), Madeira Island (3,355 euros/m2), Porto Santo (2,851 euros/m2), Porto (2,847 euros/m2), Setúbal (2,798 euros/m2) Miguel (1,999 euros/m2), Aveiro (1,873 euros/m2), Leiria (1,775 euros/m2), Braga (1,716 euros/m2), Faial Island (1,612 euros/m2), Coimbra (1,552 euros/m2), Viana do Castelo (1,546 euros/m2), Évora (1.476 euros/m2), Pico Island (1,468 euros/m2), Santa Maria Island (1,435 euros/m2), Terceira Island (1,420 euros/m2) and Santarém (1,313 euros/m2).

The most economical prices to acquire housing are in Guarda (729 euros/m2), Portalegre (821 euros/m2), Castelo Branco (899 euros/m2), Bragança (918 euros/m2), Vila Real (1,095 euros/m2), São Jorge Island (1,157 euros/m2), Viseu (1,200 euros/m2) (1,246 euros/m2).

Prices of houses for sale increased in all regions of the country

In the last 12 months, prices of houses for sale have increased in all regions of the country. Leading the climbs is the Autonomous Region of the Azores (14.8%), followed by Alentejo (12.1%), Autonomous Region of Madeira (11.4%), Center (9.3%), North (8.4%), Algarve (8.4%) and Lisbon Metropolitan Area (8.1%).

The Greater Lisbon, with 3,940 euros/m2, remains the most expensive region to acquire housing, followed by the Algarve (3,614 euros/m2), Autonomous Region of Madeira (3,346 euros/m2) and North (2,350 euros/m2). On the opposite side of the table are the Center (1,583 euros/m2), the Alentejo (1,690 euros/m2) and the Autonomous Region of the Azores (1,705 euros/m2), which are the cheapest regions to buy home.

For the real estate price index of the idealist, the offer prices (based on the square meters built) published by the advertisers of the idealist are analyzed. Atypical and out -of -market ads are eliminated from statistics.

It also includes the typology “unifamilial houses” and rules out all ads that are in their database and have been without any interaction for users for some time. The end result is obtained through the median of all valid ads of each market.
