The desire to have a pool house continues to motivate many families in Portugal, especially with the arrival of the warmer months. Despite the increase in prices in the housing market, there are still places in the country where this goal is financially more viable.

According to imovirtual, the average price of a pool house rose from 436,613 euros in May 2024 to 494,512 euros in May 2025.

Already the properties without pool registered an evolution of 229,860 euros to 261,100 euros in the same interval, representing an increase of approximately 14 percent.

The analysis shows that pool properties represent only 27 percent of the total offer in Portugal, which confirms their status as a minority segment.

This disparity is more evident in regions such as Guarda, Vila Real or Terceira Island, where the presence of this type of properties remains very limited.

Algarve and Madeira lead the offer

According to Imovirtual, Faro has the largest proportion of homes with a pool, with 61 percent of properties to include this equipment.

The wood comes in second place, with 51 percent. These regions, associated with mild and high tourist demand, concentrate much of the offer available in this segment.

The cities with higher average pool properties are Faro (824,100 euros), Lisbon (778,586 euros), Madeira Island (704,894 euros), Braga (699,748 euros) and Setúbal (661,032 euros). The location factor, coupled with growing demand, helps to justify the values ​​recorded in these zones.

Price difference can be accentuated

The disparity between properties with and without pool is particularly significant in some areas of the country. In Braga, for example, pool houses cost an average of 179 percent more than those without this convenience. In Santarém, this difference is around 98 percent.

These values ​​reflect not only the cost of construction and maintenance, but also the positioning of the property in the market and the search profile. As explained by the Real Estate Portal, buyers tend to enhance properties with outdoor areas prepared for leisure and family use.

Offer begins to diversify

With the scarcity of pool real estate in large cities, there is a growing demand in medium -sized locations. The combination of accessibility and quality of life has been attracting families and investors to other regions of the country, where prices remain more adjusted.

It is in this context that cities come up with the most affordable average prices to buy home with a pool.

According to the five most economical in May 2025 were Castelo Branco (272,321 euros), Coimbra (296,403 euros), Leiria (372,496 euros), Viana do Castelo (390,426 euros) and Santarém (391,830 euros).

Center and interior of the country gain prominence

These cities are mostly located in the center and inner of the continental territory. According to the same source, the lowest population density and the lowest degree of urban pressure help explain the lower values.

In addition to the price factor, these regions benefit from good infrastructures, road access and service offerings, becoming viable options for those looking for more outdoor space and amenities such as a private pool.

Trend for decentralization
