After two years of strong appreciation, the residential rental market in the main Brazilian capitals shows signs of slowdown. Data from the Rental Index Fifth Imobelweb indicate that, in the first half of 2025, cities such as Sao Paulo, Belo Horizonte, Curitiba and Porto Alegre recorded more moderate highs in prices – although still above inflation. It is the smallest semiannual appreciation since 2021.
Porto Alegre was a similar increase of 4.83%, also below the rates registered in previous years. The slowdown is even more evident in Belo Horizonte and Curitiba, with identical increases of 7.64% in the semester. Although still high, percentages represent almost half of the appreciation recorded in previous years. In BH, for example, rents rose 17.56% in the same period as 2023.
Against the general trend, Rio de Janeiro led the ranking with an 8.41%increase, the largest among the six capitals analyzed. Brasilia also presented above average advance, with 7.33%. According to Thiago Reis, Quintoandar data manager, the lower growth pace may indicate that prices have reached a ceiling regarding the income of the population. “After more than two years of intense appreciation, there is an accommodation. But that does not mean drop in prices – the market is firm,” he says.
Despite the slowdown, rents remain high in all monitored capitals. Discounts on negotiations remain low, which, according to analysts, reflects the strength of demand. In São Paulo, the average slaughter was just 2.6% in June. In Brasilia, there was no discount. Other capitals also recorded historically low percentages: Belo Horizonte, Porto Alegre and Curitiba were 2% average, the second lowest rate already recorded.
