Study of the Urban Housing and Rehabilitation Institute says that there are 250,000 houses ready to inhabit in the country, but that they are out of the market.

Buying or renting a house in more than 75 municipalities in the country implies spending more than half of the income. The data are from the Institute of Housing and Urban Rehabilitation (IHRU) that conducted a study to identify imbalances between supply and demand and also concludes that there are 250,000 homes in the country to inhabit, but are outside the market.

Ideally, when buying or leasing home, the installment should not represent more than 35% of our income.

According to the regulator, Banco de Portugal, in most cases the effort rate should never exceed 50%. But this happens in more than 75 municipalities.

The conclusion is from the Institute of Housing and Urban Rehabilitation which, at the request of the government, crossed the data that has with those of Banco de Portugal.

He looked at the average income in each county and the market and realized that, in 164 municipalities, families cannot withstand a monthly installment without going into financial overload.

It is a reality especially in the coastal and southern range of the country, precisely where there is greater urban pressure.

The same happens when it comes to lease. Evaluating for salaries and rent price, only in 70 municipalities can it be leased without exceeding the ideal effort rate. They are mainly North interior, downtown and Alto Alentejo.

IHRU says the problem is not the lack of supply: it has realized that in no county there are more households than available accommodation.

The problem lies in the distribution of the population, the price of real estate and the income of the Portuguese.

The same study reveals that there are almost 250,000 ready -made houses in the country that they are outside the sales or lease market.

Explains that most are unoccupied or because the resident has passed away or because the house is still in the process of sharing heirs.

The five municipalities with the most vague houses outside the market are Lisbon, Sintra, Coimbra, Porto and Oeiras.
