Os Residential rental prices They rose 5.66% in the first half of this year, registering a deceleration in prices over the same period of 2024, when the values totaled over 8%, according to the Residential Lease Fipezap index.
Still, this increase in lease prices remains above inflation in the period. THE IPCA (National Consumer Price Index)which measures official inflation in the country, rose 2.99% in the first six months of the year, according to the IBGE (Brazilian Institute of Geography and Statistics).
The appreciation took place in 34 of the 35 locations monitored by the research, which follows the average price of rental in ads on the internet.
Taiane Martins, Market Intelligence Manager at the OLX group, said that “since the beginning of 2023, we have observed a moderation in the pace of rent readjustments, even though prices continue to rise. Also, there are signs that the depreciation of the real value of rents, which occurred during the pandemic, has already been offset”.
However, Martins points out that the vitality of the economy and, in particular, the labor marketmaintained the purchasing power of the population and made possible the continuity of readjustments higher than inflation.
Already in June, rent prices rose 0.51%, at a slowdown pace, after a 0.59% increase in May and 1.15% in April.
This monthly movement was led by three -bedroom properties. At the other end, spaces with two bedrooms had a lower increase.
On average, the rental price of the properties was R$ 49,23/m² in the country in the last month.
Among the localities, the city of Barueri stood out as the most expensive, R $ 68.30/m², followed by São Paulo and Belém.
Even with this slowdown in the high value of the lease, who thinks of investing in this segment – acquiring the property for the purpose of obtaining income with residential rent – may not get along so well.
According to Fipezap, the profitability was 5.93% per year, a rate that remained at a level less than the average profitability projected for reference financial investments in the next 12 months.
But some cities stand out for those who think of investing in this segment, such as Manaus, with a profitability of 8.44%, followed by Belém and Recife.
