The widespread increase in housing prices in Portugal and Spain has created added difficulties for many families seeking to acquire their own home. With average values exceeding 2,400 euros per square meter, in the neighboring country, finding affordable alternatives has become increasingly complex. However, some municipalities escape this trend, so you may still find some 100 square meters for sale for 70,000 euros.
According to the Spanish newspaper 20minutos, one of these cases is that of Villena, a small town located about 55 kilometers of pliers, where the price of the square meter is around 682 euros. This means that a house with 100 square meters can cost you 68,200 euros.
This value is far below the province average, which places this municipality among the most economical for housing acquisition throughout the region.
An exception on the Spanish real estate map
The average cost per square meter in the province of Alicante was, in June 2025, at 2,389 euros. The difference is significant when compared to locations, such as Moraira, where prices reach 4,150 euros per square meter, or already, with values in the order of 3,828 euros.
Adds the publication that, in addition to Villena, there are other municipalities in the province with prices substantially below average. Callosa de Segura, for example, has a value of 700 euros per square meter, which means that a 100 square meter house can cost about 70,000 euros.
Territory with Heritage and History
It also refers to what Villena is not just an affordable municipality. The town stands out for its cultural heritage, with a well-maintained historic center and a series of relief monuments. This combination of accessibility and equity wealth may explain the growing interest from national and foreign buyers.
Other municipalities, such as Monovar (801 euros/m²), Onil (806 euros/m²) or Benejuzar (823 euros/m²) also have competitive values. According to the same source, all these cases show that it is still possible to find accessible areas in regions with high tourist and historical interest.
Visit Alicante Beyond the Real Estate
For those who consider the Alicante zone a viable option to reside or invest, the provincial capital city offers a diversity of reasons for visit. The historic center is a good starting point, with monuments, such as the Santa Maria Basilica or the San Nicolás de Bari Cathedral, which witness centuries of urban history.
