Housing availability in Slovakia is declining. 16 -year salaries are needed to buy a three -room apartment in Bratislava. Outside the capital, the situation is a bit better, but it takes years to save on a new property. This was evaluated by the port platform.
“The biggest challenge is to earn a new apartment in Bratislava and its surroundings. The capital offers the highest salaries, but with a big lead there is the most expensive living. Therefore, it is necessary to work for an average of 55 square meters (m2) in the Bratislava region for up to 11.4 years. At 76 m2 of three -room it is up to 15.8 years”Said port analyst Marek Malina.
On the contrary, it is best, according to analyst Nitriansky region, where for a two -room apartment you need to save 6.9 years and for a three -room apartment 9.5 years. “Interesting is the balanced position of the Prešov and Košice regions, where the differences are only in weeks. He recalled that saving for new housing is a big challenge, and usually it can not do without a mortgage loan.
The most expensive housing real estate is in the Bratislava region with a price of 3549 euros per m2, while the gross monthly wage here is EUR 1901. The cheapest housing is in the Nitra region, where the price is at EUR 1503/m2 for a gross wage of EUR 1301 per month.
According to the analyst, low availability of housing is a problem especially for young people. “According to Eurostat statistics, up to 70.3 % of young people aged 18 to 34 live in Slovakia with their parents or their account. Only Croatia is worse off, where up to 76.4 % of young people work, ”said Malina. In the neighboring Czech Republic, 46 % of adults under the age of 34 live in the neighboring Czech Republic, the fastest is young people in Denmark and Finland.
