Buying a home with a pool can be a dream for many families. But this extra has an added cost and is not always simple to find in the Portuguese market. Still, there is a city in the country that stands out, with more apartments for sale with a pool than any other. And no, it is not Faro or Cascais.
According to data from the idealistic portal, buying an apartment with a pool in Portugal is, on average, 61% more expensive than acquiring one without this convenience. In addition, only 15% of the properties available on the platform include this extra, which confirms the scarcity of this offer.
Funchal First
It is in Funchal that the most apartments are found for sale with a pool. According to the idealist, 44% of ads in the Madeiran capital include this feature. The city thus leads the national ranking, ahead of other district capitals where access to this extra is much more limited.
Then comes Faro, with 38% of the apartments announced with pool. In cities such as Lisbon, Setúbal or Évora, the numbers descend from 10% to 15%.
Price differences that weigh in the pocket
Buying an apartment with a pool does not come out cheap. Coimbra is the city where the price difference is more expressive: 124% more expensive compared to pool -free properties. Setúbal occupies second place, with 87%, followed by Lisbon (59%) and Viseu (52%).
In Funchal, despite the large offer, the difference is 26%. Faro has a similar difference (25%), while Aveiro is the capital where price variation is lower, with only 5%.
Less offer in various capitals
According to the data analyzed by the Real Estate Portal, in some cities the offer of pool apartments remains residual. Coimbra and Viana do Castelo have only 1% properties with this feature. In Viseu the percentage is 2% and in Aveiro does not go beyond 3%.
The study of the idealist was in account only available apartments for sale, excluding houses, and considered the district capitals where the sample was statistically relevant.
A data reading
Although the idealist does not speak of accessibility directly, the numbers help to realize why Funchal stands out. The conjugation between higher offer and a relatively low price differential makes it, in comparative terms, is easier to find an apartment with a pool in this city than in many other areas of the country.
Buying house continues to weigh on income
The purchase of housing in Portugal continues to require a high effort rate. It recalls that, in the second quarter of 2025, buying house required an average of 71% of family income. Already in the lease, this amount rises to 83%, a percentage point above the same period of 2024.
At a time when access to housing is one of the major national debates, the numbers show that having a pool at home remains a luxury reserved for a few, even in cities where the offer is higher.
