Regions near the city of São Paulo are seeing the cost of logistics warehouses rise and is taking advantage of the wave. With rents exceeding $ 40 per square meter, the company has projects ongoing in the cities of Guarulhos and Franco da Rocha. Further from the capital, the expansion cycle aims for cities outside the radar of institutional players.

These are the cases of Ribeirão Preto, Franca, Sao Jose do Rio Preto, Araçatuba and Bauru, in the interior of the state, as well as Rio de Janeiro, Goiânia, Belo Horizonte, Brasilia, Curitiba and Salvador. These are squares where the projects are already more advanced, in the final stage of steps or with approved projects.

WTLog’s named product seeks to anticipate a demand movement for warehouses over 30,000 square meters in these cities. It used to be the opposite: a client signaled the demand for a new shed in a given region and WTorre played the project.

The problem is that there was a large hiatus until the product delivery, and the interval was not always ideal for providing deadlines and prices. “We are anticipating this movement in the most obvious markets, such as capital and metropolitan regions, instead of going after the ground only when there is demand,” says WTorre’s business director, Abiner Oliveira.

Still in the first quarter of 2026 WTorre should go to the market to look for occupants for ongoing projects, but there is already a demand caused by the mouth of local markets. Among developing and demanding businesses, WTorre calculates a volume of 3 million and 700,000 square meters.

According to the executive, all projects maintain, preferably, the landowner as a partner. “It is impossible to have a national captainality and have the same knowledge of those who have been there for many years, so for us it is strategic to maintain the partner,” he says.

On the WTRERE side, the processes of approval, budget and demand identification are. In addition to actively looking for potential lessor, the company has shelf products for the most obvious markets.

Although large e-commerce are one of the leading drivers of the demand for expansion in the regions, WTorre has been looking at product logistics whose storage conditions are more specific. Annually, Worre expects to build about 300,000 square meters. Considering costs of work, earthmoving, approval and development, each of these square meters should cost $ 3,000. An annual investment of approximately R $ 1 billion.

As, logistics sheds on the east and west of São Paulo are reaching average prices near R $ 40. Cities such as Guarulhos and Cajamar are two of the symbols of expansion driven by high e-commerce demand.

It is also in these regions where WTorre has two of its main developments. In Guarulhos, this year delivered a warehouse of 45 thousand square meters for rent. In the city of Franco da Rocha, in the Cajamar region, there is already the project approved for the construction of 330 thousand square meters.

“The rental price is linked to the investment that was made. Based on our cost of $ 3,000 per square meter, on average, it is impossible for a product to be leased less than $ 27. Wherever, Porto Alegre, Recife,” says Oliveira. “Now, there is a tendency that some markets exceed the barrier of $ 30 per square meter. In São Paulo is already a fact: Guarulhos, Cajamar, Greater ABC, has transactions close to $ 40.”

According to the Corporate Real Estate Research Company Buildings, the average price of warehouses at East Exit, where it is Guarulhos, is R $ 39.3 by the square meter. In Ponta Oeste, towards Cajamar, R $ 36.6 by the square meter.
