Housing Evaluation increases 18.7%: the square meter is already worth 1,945 euros

The data were released by the National Institute of Statistics and concern the last month of July. The highest values ​​were observed in Greater Lisbon and the Algarve.

The medium value of bank assessment in housing was 1,945 euros per square meter in July, 34 euros than in the previous month and an increase of 18.7% compared to July 2024. In June, the homologous increase had been 18.1%, the .

In the month under analysis, about 33,800 bank ratings were considered, which represents a 3.8% increase compared to June and 3.7% in homologous terms.

In the face of June, the Alentejo region showed the most significant increase (4.2%), and no descent has been verified.

Already compared to July 2024, the most intense variation occurred in the Setúbal Peninsula (24.2%), and no descent has not occurred.

In July, the median amount of bank assessment of apartments was set at 2,254 euros per square meter (euros/m2), a value 24.0% higher than the same month of 2024.

The highest values ​​were observed in Greater Lisbon (2,990 euros/m2) and the Algarve (2,642 euros/m2), with the Alentejo presented the lowest value (1,419 euros/m2).

The Setúbal Peninsula presented the most expressive homologous growth (25.6%), and no decrease has not been verified.

Over the previous month, the valuation value of the apartments rose 2.1% in July, registering the Autonomous Region of the Azores the largest increase (3.0%) and no descent has occurred.

The median value of apartments T1 rose 71 euros to 2,866 euros/m2, with T2 and T3 increased 50 euros and 18 euros, respectively, to 2,317 euros/m2 and 1,942 euros/m2. As a whole, these typologies represented 92.8% of the assessments of apartments made in the period under analysis.

Also in the houses the value rises

In the case of houses, the average value of bank assessment was 1,414 euros/m2 in July, which represents a 10.4% increase over the same month of 2024.

The highest values ​​occurred in Greater Lisbon (2,707 euros/m2) and the Algarve (2,505 euros/m2), registering the center and Alentejo the lowest values ​​(1,053 euros/m2 and 1,149 euros/m2, respectively).

The Azores showed the highest homologous growth (17.8%), and no descent was registered.

Compared to the previous month, the value of housing evaluation rose 1.8%, and the Alentejo was the region with the highest growth (4.2%) and registering a single descent in Madeira (-0.2%).

The median value of housing T2 increased 41 euros to 1,392 euros/m2, the T3 rose 14 euros (1,390 euros/m2) and the T4 grew 23 euros to 1,484 euros/m2.

As a whole, these typologies accounted for 88.6% of housing assessments made in the period under analysis.

In an analysis by Nuts III regions, and according to the Bank Evaluation Value Index, in July the Greater Lisbon, the Algarve, the Setúbal Peninsula, Madeira and the Litoral Alentejo had higher than the country’s median evaluation values ​​at 52.0%, 34.5%, 18.8%, 14.9%and 7.3%, respectively.

On the contrary, the Beiras and Serra da Estrela, Beira Baixa and Trás-os-Montes lands were the regions that presented lower values ​​in relation to the country’s median (-50.3%, -49.8%and -49.1%, respectively).
