Buying home in northern Portugal is increasingly demanding for families. In August 2025, the average real estate value in the region was 368 thousand euros, an increase of 1% compared to July and 14% compared to the same month last year.
According to the site specializing in Economics, Business and Management, Executive Digest, the appreciation trend remains in virtually all districts, although with different rhythms. Aveiro was the territory that most pulled by average, with a 3% jump in one month and 21% within one year, reaching 387,500 euros.
Where you pay more for home purchase
Porto remains the most expensive district in the region. Buying House costs an average of 425 thousand euros, 2% more than in July and 13% more than August 2024. Subsequently, Braga comes up, with 348 thousand euros, after recording a 2% growth in just one month and 16% last year.
In Viana do Castelo, the appreciation took the average price to 280 thousand euros. Already in Vila Real and Guarda, the values remained stable in the 185 thousand and 100 thousand euros, respectively, although both record an annual appreciation of 6%.
Bragança, in turn, recovered slightly to 100,000 euros, but remains one of the northern most affordable districts and the only one to have a significant drop in annual terms, with less 17% compared to 2024.
Viseu is the case that draws the most attention: prices rose 3% in August alone and already add up to 26% appreciation in just one year. Currently, buying a house in the district costs an average of 220,000 euros.
High lace in almost the entire North
In the lease market, the trend is the same: prices continue to rise. In August, the average income in the North was 820 euros, which represents a 3% rise compared to July and 7% over the same month last year.
Porto remains at the top, with average values of 1,150 euros per month. Soon after appears Aveiro, which reached 925 euros, the result of a 3% rise in just one month and 9% in a year. Viseu was the most surprised district, recording an 8% increase in August, with the average income to 700 euros.
In Guarda, the climb was also expressive: 8% more in one month, placing the rents in the 537.50 euros, which means 34% more than a year ago. Braga stabilized in the 900 euros, while Viana do Castelo and Vila Real remained virtually unchanged at 800 and 590 euros, respectively.
Bragança was the exception to the rule, with a slight monthly descent of 3%, settling in the 555 euros, but still with a very significant annual appreciation of 32%.
According to the northern houses prices remain under strong pressure, both in purchase and in lease, a sign that demand remains intense and without signs of slowing down.
