The real estate market in Portugal continues to give signs of pressure, with new increases in either rent and sales prices. The data are from the monthly barometer of IMOVIRTUAL, which analyzed September 2025 compared to August this year and September 2024, including the continent and autonomous regions and provides information about the average cost to lease or to buy home in Portugal.

Lace reach 1,300 euros at national level

The average income in Portugal was set at 1,300 euros, translating a 2% rise in the last month and 4% in annual terms. Despite the growth trend, the regions show different trajectories, according to the site specializing in Economics and Business Executive Digest.

In the north, the average value fell to 700 euros (-3% monthly and annual), although Aveiro rose to 950 euros (+6% in the month). Porto remained at 1,100 euros, stable compared to August, but -4% below 2024.

In the center, the average was 800 euros ( +1% monthly; +7% annual). Lisbon stood out as the most expensive district in the country, in the 1,790 euros (+7% monthly). Coimbra was set at 800 euros, Leiria stabilized at 850 euros and Santarém in 770 euros.

Already the south retreated to 900 euros (-5% monthly; -10% annual), but Beja stood out with the largest climb in the country: +25% in the month, to 750 euros. Faro and Setúbal remained in the 1,250 euros, while Évora fell to 900 euros, according to the same source.

On islands, the average was 960 euros (-2% monthly; +20% annual). Madeira remained among the most expensive regions (1,400 euros), but descended 7% compared to August. São Miguel valued to 1,100 euros ( +10% monthly; +38% annual), while the third was for 700 euros.

Real estate sales above 435 thousand euros

The average sale price in Portugal rose to 435,000 euros, 1% more than in August and 18% above the amount recorded a year ago.

In the north, the average reached 255,000 euros (+15% annual). Porto remained the most expensive district of the region, in the 425,000 euros, followed by Aveiro (390,000 euros).

In the center, the average price rose to 275,000 euros (+25% annual). Lisbon remained the most expensive district in the country, in the 650,000 euros (+21% annual). Santarém stood out with the largest annual appreciation in the country, +36%, reaching 269,000 euros, the same source says.

The South descended slightly to 255,000 euros (-2% monthly), but maintains a 16% growth compared to 2024. Faro has consolidated the most expensive district of the region in the 550,000 euros, and Setúbal valued 476,000 euros. Beja registered one of the largest homologous climbs, +32%, for 199,950 euros.

On the islands, the average fell to 200,000 euros (-18% monthly), but still +14% over September 2024. Madeira remained among the most expensive (580,000 euros), while São Miguel rose to 399,000 euros.

Long -term trend

According to, despite some punctual monthly descents, the numbers show that the pressure on the housing market remains high. To lease, and to buy home in Portugal, the average values ​​maintain a growth trajectory compared to 2024, confirming the difficulty of access to housing in various regions of the country.
