São Paulo’s most coveted corporate addresses are inflated prices and low area availability. Previous data on the third quarter of this year point to low vacancy rate in the Faria Lima and Juscelino Kubitschek Avenue region, with values ​​three times above the city’s average. The numbers were obtained exclusively with the companies Colliers and Buildings, specialized in the Corporate Real Estate Market.

The average on Avenida Faria Lima is R $ 316 m²/month, the most expensive in the city, with a vacancy rate, of 2%. On Avenida Juscelino Kubitschek, the second most expensive, the average value is $ 293 m²/month, and the vacancy rate is 4%.

“The company that does not need to be in Faria Lima ends up looking at other regions. We see a larger absorption in the regions of Pinheiros and Churacu Zaidan. In the third quarter of this year, we did not have deliveries of new spaces, and the forecast of deliveries by the end of the year is also small to the size of the city,” says Ricardo Betancourt, CEO of Colliers. According to him, this scenario ends up driving the search for new areas, a movement that has been intensifying since the beginning of this year.

If, before, the most traditional corporate addresses were on Paulista and Faria Lima Avenue, now the lack of areas in these spaces expands the search for CNPJs by new CEPs.

Within the existing inventory, there are good opportunities for areas still available in the region of Santo Amaro, Marginal Pinheiros and Itaim Bibi, with vacancy rates of 65%, 45%and 33%, according to Colliers.

Santo Amaro and Marginal Pinheiros are also the lowest cost regions per square meter, closing the third quarter of 2025 with an average of R $ 32 and R $ 46, respectively, according to Colliers. Itaim Bibi, the high vacancy rate, still has a relatively high price – the average is R $ 257 m², the third largest in the city.
