Algarve real estate market grows 30%, with emphasis on Portimão and Albufeira

Demand for properties in the Algarve grew 30.6% in the first eight months of 2025, compared to the same period in the previous year, according to data released by RE/MAX Portugal. The increase confirms the growing attractiveness of the region “not only as a tourist destination, but also as an area of ​​permanent residence”, highlights the real estate agency.

According to the analysis, the municipalities of the Barlavento Algarve concentrated 56% of total demand, while Sotavento represented the remaining 44%.

Among the 16 municipalities in the Algarve, Portimão leads as the most sought after municipality, with 20.4% of total demand, followed by Albufeira (18.5%) and Loulé (13.9%). The ‘top 7’ is completed by Faro (12.3%), Silves (8.4%), Tavira (5.3%) and Olhão (5.3%). These seven municipalities represent 84% of the demand registered in the period between January and August.

According to RE/MAX, these differences in the volume of demand “are directly related to the level of urbanization, economic dynamics and the diversity of real estate supply in each municipality”. Counties with greater urban and economic development “tend to attract more buyers and investors”, adds the real estate agency.

Regarding the type of properties, apartments continue to lead, representing 60% of total demand. However, there was significant growth in the demand for land, with an increase of 74.7% compared to 2024. On the other hand, stores recorded a significant drop of 35.8%, while houses lost slightly weight in the total.

For Beatriz Rubio, CEO of RE/MAX Portugal, “the Algarve continues to assert itself as one of the most attractive regions in the country, not only for tourism, but also for living and investing”.

The official adds that “this growth in demand demonstrates the confidence of buyers, national and international, in a market that combines quality of life, stability and potential for appreciation”.

Beatriz Rubio also highlights that “it has been committed to following this dynamic with a diversified offer and excellent service”, in order to respond to the growing demand in the Algarve real estate market.
