“Moderate”: 81% of rents in Portugal are even up to 2,300 euros

Maximum ceiling announced by minister Miguel Pinto Luz fits in most homes. Cascais is an exception in the country.

The controversial phrase was said two weeks ago by Miguel Pinto Luz. The Minister of Infrastructure and Housing said that 2,300 euros are the threshold of a “moderate income” for the Government.

But he analyzed the rental market in Portugal, after these statements, and found that the vast majority of rents in Portugal are up to 2,300 euros.

More specifically, 81% of the total supply falls within in the income range moderate – remember that the Government highlighted that 2,300 euros are the “threshold of a moderate income”. The moderate income range starts at 400 euros; 2,300 is the maximum value for this designation.

In the idealist’s analysis, almost all municipalities analyzed have more than half of the offer up to 2,300 euros. Lisbon, Cascais, Porto, Oeiras and Loulé are those with the highest income in this range, also due to the total number of houses they have; and none have income below 400 euros.

In these more populous municipalities, the Porto is the one with the highest income in the range announced by the Government: 91%.

There is one municipality that stands out: Figueira da Foz. All houses have rents between 400 and 2,300 euros.

Cascais is an exception in the country: there are more incomes (53%) above 2,300 euros than the 47% that are below 400 euros.

Overall, 19% of the national supply has rents above 2,300 euros per month.

Below 400 euros there are few incomes: Covilhã there is 15% on this value, Paredes, Vila Real and Bragança have 7%. In 49 municipalities, all rents are above 400 euros.
