You may be paying more IMI without knowing it: you could save hundreds of euros if you make this request to Finance

The last installment of Municipal Property Tax (IMI) is about to expire and there are taxpayers who may be paying more than they should. The alert is left by DECO PROTESTSwhich recalls that “many properties continue to be taxed as new, when they are no longer”, and that asking for a new assessment of Finance It can save you considerably on the IMI to be paid.

According to the Tax Authority (AT), the third and final installment of IMI can be paid until December 2, applying to all owners whose annual tax exceeds 100 euros and who have opted for payment in three phases. Payment can be made on the Finance Portal, in the “Payments in progress” area. Anyone who has paid the tax in full in a previous installment does not need to repeat the operation, as the last billing note is automatically cancelled.

The question is repeated every year: is it worth asking the tax authorities for a new assessment of the property? The answer depends on several factors, but there is one essential point. According to DECO PROteste, “many properties continue to be taxed as new, when they are no longer, which means that owners may be paying more IMI than they should”.

This happens because some coefficients that influence the IMI calculation, such as the age of the property (oldness coefficient), are not automatically updated. They only change if the owner requests a new assessment.

The aging coefficient varies between 1 (for new properties) and 0.4 (for older ones). A house built more than two years ago can go from 1 to 0.9, thus reducing the Tax Asset Value (VPT) and, consequently, the amount of tax.

Simulate before deciding

DECO PROteste warns, however, that asking for a new assessment does not always bring advantages. “When submitting the request, Finance updates all the coefficients that influence the IMI calculation. And, in recent years, the price per square meter has increased significantly”, which can cancel out the savings and even increase the amount payable.

Therefore, before submitting IMI model 1 on the Finance Portal, the ideal is to use the IMI simulator from DECO PROteste. If the result indicates savings, the revaluation request can be made until December 31st, producing effects on next year’s tax.

The context of fees and charging

IMI rates are set annually by municipal councils and applied to the VPT of each property. The revenue goes to the coffers of the local authorities, which define the rate within the limits established by law.

Check your property’s valuation

Before paying the last IMI installment, it is worth checking whether your property is valued based on updated coefficients. Requesting a new assessment can mean saving, but it can also be expensive if the price per square meter has risen.

The decision must be made based on a rigorous simulation. In times of rising costs of living, every euro saved in tax counts and, in this case, what seems “old” may well translate into new savings.
