With an auction scheduled for Friday (28), the next steps, in 2026, are expropriations and demolitions
The Princesa Isabel bus terminal, located in the Campos Elíseos region, in the center of the capital of São Paulo, will be relocated to operate together with Estação da Luz, for train and subway. Together, the two will be a kind of large terminal – which will operate in the new headquarters of the administrative center of .
In March 2024, São Paulo City Hall officially donated the Princesa Isabel Terminal land to the State government, precisely with the aim of revitalizing the region. Management then decided to tear down the current terminal and rebuild it. The objective is to provide space for the construction of an esplanade that will house secretariat buildings, shops and restaurants, with free public movement.
According to the Secretary of Strategic Projects of the government of São Paulo, Guilherme Afif Domingos, responsible for the project, the transfer of the terminal will only occur after the new space is in operation so as not to harm the population that uses the buses. The column approached City Hall about the matter, but management said it would not comment.
Other changes
Among the changes to the landscape, a glass annex is also being built near the Palácio dos Campos Elíseos. The site should house the Military House, as the Palace is the main point of the new Center. There is also a plan for a building built just for the Military Police and, in the Palace itself, original furniture is being restored so that the State governor can receive official visits.
New headquarters moves forward
Starting next week, with the auction on the Stock Exchange scheduled for Friday (28), the project will move forward. The next steps, in 2026, are the relocation of 650 families living in the region and the beginning of demolitions. To date, around 3 consortia have shown interest in the PPP (public-private partnership) of the new headquarters of the São Paulo government.
Afif stated that the State will offer housing units for the low-income population. The expropriation process will be the responsibility of the concessionaire that wins the auction.
The state administration has also started the restoration of 16 historic buildings on the site. From 2027, works will begin, lasting 3 years. The complete change of the administrative structure to Palácio dos Campos Elíseos will be in 2030.
