Houses in Porto
It’s no longer just a possibility – it’s a requirement in many advertisements. It is a consequence of Mais Habitação.
As licenses of housing use are no longer mandatory in the deeds of purchase and sale of houses.
Within the More Housing package, still under António Costa’s government, the . Where it says “elimination of the obligation to present the authorization for use and the housing technical file when transferring ownership of urban buildings comes into force on January 1, 2024”.
Translating: properties that were storesor that were even built illegally, became sold as houses. Everything to have more supply.
But there’s a problem: buyers cannot use housing credit.
Therefore, in the case of these properties, there is more and more advertisements that require money to be handed over immediatelyadvances .
These advertisements, for properties without a housing use license, have clearly increased throughout this year.
The president of Remax Portugal, Manuel Alvarez, admits that this requirement may put off interested parties but, on the other hand, there are cases in which prompt payment “is a big added value, as it aims to immediately reinvest the capital, possibly in another property”.
Remax does not have a list of the number of advertisements of this type, but it knows that they are already hundreds.
And there are also more and more casas paid in advance – Remax points to a “slice” of 60% of the market, of houses paid for immediately.
Anyone who buys these properties without a housing use license risks eviction by order of the City Council. But many take the risk due to the national housing crisis.
