Buying a house: T1s are disappearing faster

One-bedroom homes are the fastest to leave the market. T0, T2 and T3 with very similar records.

Houses with one bedroom are the ones that are sold faster in Portugal. At least, over the last quarter.

According to the most recent data from , 41% of houses T1 left the platform quickly, because they were sold less than a month after publication of the advertisement.

Among T1 properties, and looking at district capitals, Santarém clearly stands out: 80% of T1s sold in less than a month.

Next are: Viana do Castelo (56%), Ponta Delgada (50%), Aveiro (44%), and then Braga, Coimbra, Funchal and Faro (41%).

There are four district capitals where there have not been several quick sales of T1s – because there is little supply: Castelo Branco, Évora, Portalegre and Guarda.

In relation to the other most common types, T0, T2 and T3 have very similar records, with regard to sales completed in less than a month: 32% for studios (T0), 36% for houses with two bedrooms and 35% for T3.

On offer of T0 is very limited in most district capitals. Aveiro stands out, with 31% of studios sold in less than a month, ahead of Coimbra (29%), Porto (28%), Lisbon (22%) and Braga (17%). In many cities there were no records; nor is there an offer.

Santarém also leads in T2, with 53% of homes sold in less than 30 days. Castelo Branco (43%), Beja (40%), Évora (40%), Viseu (39%) and Funchal (36%) appear close behind.

We already T3, the district capital that stands out is Beja (50%). Ponta Delgada (43%), Braga (39%), Aveiro (37%) and Viana do Castelo (36%) follow. Portalegre and Vila Real did not register fast sales, also due to low supply.

The type that takes the longest to be sold is T4. Houses with four or more bedrooms only register 27% of sales in less than a month.
