Around 25 kilometers separate the already famous Balneário Camboriú from the small Porto Belo, both in Santa Catarina. But the second city, with around 30 thousand inhabitants, should become better known in the near future – especially among the wealthier public.
Part of this fame may come from a development that will combine the concepts of a gated community with a recreational club and spa. The initiative to deliver the All Resort Porto Belo is led by businessman Richard Schwambach, from the developer All Wert Empreendimentos, who will deliver the work in stages. The first of them, with the illuminated golf course, will be delivered next month.

One of the next deliveries will be the largest Rafa Nadal Tennis Center of the world. The investment of R$100 million to develop the space was announced last week.
Scheduled to be ready in 2028, the training center developed by the former world number 1 will be the first in Latin America to have the official seal of the Rafa Nadal Tennis Center, integrating sports infrastructure and exclusive teaching methodology, developed based on the experience of Nadal and his technical team.
The structure will have 17 courts – between hard and clay courts, covered and outdoor areas –, a central arena with capacity for more than 1,500 people, eight indoor padel courts, a high-performance gym, with state-of-the-art equipment, and complementary spaces focused on well-being.

In addition, the complex will also have a specific location dedicated to high-end gastronomy and a museum with historical items from Rafael Nadal’s career. “We are very happy that the international expansion of the academy is reaching South America. Brazil has a huge passion for the sport and I am sure that the project will be a success”, said the tennis player.
For Schwambach, the arrival of the sports center in Brazil marks a new chapter for the development of sport in the country. “At All Resort, sport is an essential part of our identity”, he says.

Other steps
With a total PSV of R$18 billion, All Resort Porto Belo has already sold 100% of the lots for residential construction in the golf course area. But there are other options, such as the 300 residences of up to 931 m² that will be built in two eight-story towers, in a ‘suspended houses’ concept, with large terraces, swimming pool and garden. The first of the towers is already 75% sold.

The space will also have beach tennis and pickleball courts, Society and children’s football fields, a water park and, despite being in a coastal city, the condominium will have a wave pool and artificial beach with 1 kilometer of coastline, with an investment of around R$400 million, scheduled to be completed at the end of 2029.
“We will have more than 5,000 square meters of ‘wellness’ spaces, consisting of pilates studios, recovery space, massage rooms and environments for nutritionists and physiotherapists”, says Schwambach.

The entire structure should be ready by 2030 when, Schwambach hopes, it will also be possible to form a partnership with a bilingual school to open a unit within the condominium. “We have a characteristic in the region which is to be the second and third home. This means that, on weekends, the number of people in the region increases, as well as on holidays and vacations. But the idea, with this project, is to encourage first homes. And the installation of an international school, which will be able to use our sports equipment and focused on the entry of international universities is part of this plan”, he states.

Location, location, location
Not surprisingly, the development is next to a private airport, which could be an incentive for potential buyers. “The aeronautical condominium is 1 minute away from our project. People can land there and we can pick them up in a golf cart”, he explains.
The executive believes that this business concept is the first in Brazil. “Maybe even in the world”, he says. Inspiration came from different places. “Santa Catarina is a unique state in Brazil. We have high security and a high HDI, which attracts high-income people from different sectors, especially agriculture”, he says.

For him, the venture will “become a destination”. With 350 hectares, the condominium is located in . “We are a counterpoint to cities that grow vertically, like BC. Here, people will have more contact with the land and nature.”
