
Houses in Golegã
Over the course of this year, in two municipalities, values fell by more than 10%. Golegã, Pampilhosa da Serra and Pombal highlighted.
Another year is coming to an end, another year in which house prices rose in Portugal. In several places, they rose very clearly.
But there were also exceptions: municipalities that registered a descent in the average house price, throughout 2025.
published a list of changes in house prices, highlighting the 15 municipalities (among 308, remember) where the average house value fell the most this year.
The biggest annual decline was recorded in Golegã, in the district of Santarém: the average housing price fell to 1,083 euros per square meter, a significant drop of 15.3%.
The second biggest decline in 2025 occurred in Pampilhosa da SerraCoimbra, with a reduction of 12.3%, now standing at 477 euros/m2.
Completing the podium was Pombal, in Leiria, where prices fell 8%, standing at 1,162 euros/m2.
With declines greater than 5%, there are still Alcoutim (-6,7%), Fight e Gate, both with -5.3%.
The other nine municipalities where prices fell were: Gouveia, Chamusca, Avis, Penacova, Tábua, Figueiró dos Vinhos, Melgaço, Vila Real and Vizela.
With a drop of 12.3%, and a price of 477 euros/m2, Pampilhosa da Serra is the cheapest municipality of the country to buy a house. THE the most expensive is Santiago do Cacémin Setúbal: 2,221 euros/m2.
