Housing prices in Slovakia break records: The average price per square meter climbs to 3,000 euros

Housing prices in Slovakia increased by 12% in 2025, while in 2024 by less than a percent. The recovery in the real estate market, which started in the middle of 2024, did not subside even at the end of last year. As reported on Tuesday by the National Bank of Slovakia (NBS), the offer prices of real estate in the last quarter of 2025 slightly accelerated their growth to 3.3%, while they were mainly driven by a significant increase in the price of apartments. With the exception of the Prešov region, housing prices increased throughout Slovakia, most in Košice, where the strong increase compensated for the previous decline.

“The average price of housing increased by almost 300 euros per square meter (m2) between years and reached a value of 2800 euros per m2. Bratislava and Košice regions contributed the most to the increase. Unlike previous years, last year none of the regions dampened the price development,” he said expert analyst of NBS macroeconomics Roman Vrbovský.

In the 4th quarter of 2025, the average price of residential real estate reached 2906 euros per m². Compared to the previous quarter, it is 92 euros per m² more. The average price of apartments closed the last quarter of 2025 at the level of 3,262 euros per m². Compared to the previous quarter, it increased by 86 euros per m², or by 2.7% (year-on-year by 12.7%). The prices of two- to four-room apartments did well, while the prices of the largest apartments stagnated.

House prices returned to growth at the end of 2025, rising by 38 euros per m² (by 1.8% quarter-on-quarter). Their average price reached 2139 euros per m² and was higher by 8.1% year-on-year. “The Bratislava Region’s share of the total supply has shown a clear downward trend over the last five years. In numerical terms, the share has decreased from 36% in 2021 to 30% in 2025. On the contrary, a slightly increasing trend can be seen in the Trnava, Trenčín, Prešov and partly also in the Nitra region,” zoomed in on Vrbovský.

Apartment prices rose in all months of the fourth quarter, while house prices fell slightly in November. The NBS recorded the highest growth in real estate prices in December, but it was related to the traditionally smaller supply in the last month of the year. October had the most significant impact on the development in the entire fourth quarter. The drop in prices in the Prešov region occurred between October and November, when a larger number of new buildings fell from the offer.
