This real estate company belongs to Ronaldo do Prado Farias, and was director of the municipality SPObras (São Paulo Obras) on the recommendation of Nunes.
The apartment used by the mayor in 2022 is registered in the name of the company Imóveis Ravello Ltda., owned by , which also owns the construction company FFL Sinalização Comércio e Serviços Ltda.
FFL obtained, without bidding, works contracts with the city hall worth more than R$600 million since 2021, mainly related to emergency works on bridges, viaducts and banks of streams, according to data from the TCM portal ( Municipal Audit Court).
The largest non-bidding agreements came into force in 2023, after Nunes occupied the apartment, when they totaled R$386.7 million.
The contractor’s property measures 266 square meters and is located in a building with two apartments per floor in the Jurubatuba neighborhood, in the south of the capital.
Nunes said that his family occupied the property for around four months, between the end of May and September 2022, when their house, in the Interlagos neighborhood, was under renovation.
The mayor stated that it was his wife, Regina, who negotiated the apartment with a real estate agency called Lopes Invest House and checked six options before closing the lease.
Nunes said he only found out about the deal after it had already been completed by his wife. He stated that he never had any contact with the contractor who owned the property.
“I can guarantee that everything [foi] correctly, in a suitable manner, nothing irregular, no type of benefit. We don’t even know this person, no relationship or contact that could give rise to any privilege or benefit related to the issue of him providing service to the City of São Paulo”, declared Nunes.
When asked about the payment of rent, the mayor stated that, of a total of R$48,000 in the lease, R$35,000 were paid by Ronaldo Farias’ real estate agency.
According to Nunes, this occurred because Farias’ company owed him a debt of that amount and paid part of the rent to offset the debt. The real estate company’s headquarters, he says, operates in a property that belongs to one of its companies.
During eight months of the pandemic, according to the mayor, the real estate agency requested a postponement of payment of R$6,000 per month, and the credit generated by this agreement was used to pay off part of the rent for the apartment occupied by his family in 2022.
The transactions relating to the property took place on close dates.
According to documents filed with Jucesp (São Paulo Commercial Board), contractor Marsiarelli opened the company Imóveis Ravello Ltda on April 13, 2022. About a month later, on May 16, Ravello purchased the apartment that would be occupied by Nunes.
According to a copy of the contract presented by the mayor, the lease was formalized ten days after the purchase of the property, on May 26, 2022. The document, however, incorrectly points out Ronaldo Farias’ real estate agency as the owner of the apartment, and he belongs to the contractor’s company.
The initial lease term was three months, but it was extended for another month, until September 2022, due to delays in renovating the house, according to Nunes.
The apartment is the same one that, from the beginning of 2023, was used by another member of the city hall, Eduardo Olivatto, then chief of staff of the Secretariat of Urban Infrastructure and Works (Siurb). During this period, Olivatto opened a company and indicated the property with the company’s headquarters address.
UOL also showed Olivatto in another property owned by Ravello, the contractor’s company. The apartment is in a high-standard building in Pinheiros, in the west zone.

In a note, he stated: “Imóveis Ravello is the owner of several properties, including the aforementioned apartment. Ravello did not rent the aforementioned property to the mayor. The transaction was carried out by a partner real estate agency, AGL Imóveis SS Ltda (Lopes Imobiliária), which does not belong to Fernando Marsiarelli”.
“The rent was for a four-month season for the Nunes family, in mid-2022, at the market price and all payments, including property expenses, were made normally,” he said.
“It is important to highlight that the Nunes family signed the contract without any intermediation from Ravello. Fernando Marsiarelli does not know Mayor Ricardo Nunes nor has he ever participated in any negotiations regarding the leases of properties owned by the company Ravello, which are managed by some real estate companies”, completed.
