The median bank appraisal value for housing was 1,995 euros per square meter in September, a year-on-year increase of 17.7% and 30 euros more (1.5%) than in the previous month, reported this Friday the .
In the month under review, around 33,000 bank assessments were considered for analysis, which represents an increase of 4.2% compared to August and a decrease of 0.4% year-on-year.
The most intense increase compared to September last year was seen in the Setúbal Peninsula (+25.9%), while the Autonomous Region of the Azores showed the most significant increase compared to the previous month (+2.9%), with no decrease being observed in both situations.
Lisbon has the highest values
In September, the median bank valuation value for apartments was 2,307 euros per square meter (euros/m2), a value 22.6% higher than that recorded in the same month of 2024.
The highest values were observed in Greater Lisbon (3,025 euros/m2) and in the Algarve (2,740 euros/m2), with the Center presenting the lowest value (1,512 euros/m2).
The Setúbal Peninsula showed the most significant year-on-year growth (28.5%), with no decline occurring.
Compared to the previous month, the appraised value of apartments rose 1.7% in September, with Alentejo recording the biggest increase (5.0%) and there being no decrease to be recorded.
The median value of T1 apartments rose by 104 euros, to 3,018 euros/m2, while T2 and T3 apartments increased by 46 euros and 14 euros, respectively, to 2,390 euros/m2 and 1,971 euros/m2.
Altogether, these typologies represented 92.9% of apartment valuations carried out in the period under analysis.
In the case of houses, the median value of the bank assessment was 1,459 euros/m2 in September, 12.1% more compared to the same month last year.
The highest values were recorded in Greater Lisbon (2,729 euros/m2) and the Algarve (2,486 euros/m2), while Centro and Alentejo presented the lowest values (1,081 euros/m2 and 1,139 euros/m2, respectively).
The West and Tagus Valley showed the highest year-on-year growth (19.5%), with no decline recorded.
Compared to the previous month, the appraised value of homes rose 2.0%, with the West and Tagus Valley standing out as the region with the highest growth (3.3%) and a single decrease being recorded in Alentejo (-0.1%).
The median value of T2 homes increased by 48 euros, to 1,443 euros/m2, that of T3s rose by 24 euros (1,425 euros/m2) and that of T4s grew by 26 euros, to 1,555 euros/m2.
Altogether, these typologies represented 88.8% of housing assessments carried out in the period under analysis.
In an analysis by NUTS III regions, and according to the median bank valuation index, in September Greater Lisbon, the Algarve, the Setúbal Peninsula, Madeira and Alentejo Litoral presented valuation values higher than the country’s median by 50.1%, 34.1%, 20.4%, 15.8% and 8.6%, respectively.
On the contrary, Alto Alentejo, Beiras and Serra da Estrela and Beira Baixa presented lower values in relation to the country’s median (-53.2%, -51.0% and -50.8%, respectively).
