“I never thought”: This is how a woman did more than 8,000 € with the help of ChatgPT

Artificial Intelligence (AI) begins to be present even in the real estate market. A French woman turned to ChatgPT to evaluate her home before putting it for sale and eventually got more than 8,000 euros above the amount that had proposed her real estate agencies. The case was reported by the French newspaper Le Figaro and shows how this technology may also surprise in the housing sector.

Martina, a fictional name attributed by the French newspaper, has lived for over two decades in a small town on the outskirts of Paris. Around 60, he decided to sell his home to move to his son, who works in the computer area.

When he requested the assessment of housing to two real estate agencies, he received proposals between 295,000 and 302,000 euros. Although it was a considerable amount, it did not meet your expectations. It was then that the son suggested using ChatgPT to have a second opinion.

They inserted all home data into the tool: exact location, area, garden, garage, solar orientation and services available in the area. The answer surprised the saleswoman: the estimated value went up to 312,000 euros, well above what the professionals pointed out.

Determined, the woman returned to one of the real estate and shared the assessment suggested by ChatgPT. According to the source mentioned above, the agent was incredulous, but admitted that there was room to test this price. The housing was eventually placed on the market for 315,000 euros, allowing space for negotiation.

The strategy resulted quickly. Three weeks later, the house was sold for 310,500 euros, more 8,500 euros than the best initial proposal. “I never thought a robot could help me thus revalue my home,” Martina said in an interview, cited by the same source.

A useful tool, but with limitations

Despite the success, experts heard by warning that AI should not be seen as a universal solution. According to lawyer Thomas Carbonier, technology works well on properties with standard characteristics, but can fail when it comes to atypical or located in very specific neighborhoods.

Also the president of the French real estate agents stressed that AI should be understood only as a complementary tool. “We can not ask you, for example, if the street school is the best for my children or if the neighbor will put loud music at three in the morning,” he said, quoted by the same source.
