A former hospital measuring around 6,000 square meters is for sale in Germany for just one euro. The symbolic price draws attention, but there is an important detail: the building has been abandoned for several years and needs extensive rehabilitation work.

According to the Spanish newspaper, the property is the Waldkrankenhaus, located in Rosbach, in the German state of Hesse. The old hospital closed permanently in 2002, after no longer complying with current European health standards.

Despite the symbolic value, the purchase is not simple. The local authority wants interested parties to present a viable project and guarantee financial capacity to restore the building.

Works can cost millions

The hospital has been unused for more than two decades and the facilities are obsolete. In order to be transformed into housing, tourist accommodation, care space or another project, it will have to be adapted to current standards.

According to the Spanish press, the cost of rehabilitation could amount to several million euros. That’s why the municipality is not just looking for a buyer, but someone capable of preventing the total degradation of the property.

Specific deadlines for submitting proposals are not yet known. Local authorities will, however, be in contact with investors interested in taking on the project.

Building has historical value

The Waldkrankenhaus was built at the beginning of the 20th century and operated for decades as a specialized center for the treatment of respiratory diseases.

The building has dozens of rooms and large common areas, spread over approximately 6 thousand square meters. The size makes the space attractive, but it also increases the complexity of the works.

Part of the architectural complex is protected for its historical value. This condition can make intervention difficult and recovery more expensive, as certain characteristics will have to be preserved.

Location in natural environment

Another factor that makes the property special is its location. The old hospital is located in a natural area close to the Sieg river valley, which could be attractive for tourism, residential or health projects.

At the same time, proximity to an environmentally sensitive area may impose additional rules. Any project will have to respect the natural setting and applicable urban limitations.

It is precisely this combination of size, historical value and location that makes the case unusual. The building only costs one euro, but the real investment will be in its restoration.

Symbolic price does not mean easy business

Selling for one euro may seem like a rare opportunity, but it works mainly as a way of attracting investors with rehabilitation capacity. The objective is to give new life to the property before its condition worsens.

Cases of this type are increasingly used by European municipalities to recover abandoned heritage. Instead of maintaining empty and dilapidated buildings, local authorities are looking for buyers who take on works and present sustainable projects.
