
Rents fell by practically 2% throughout 2025. Prices have fallen for three consecutive months and are at 16.1 euros/m².
Of course, it is necessary to look at previous values – which were at historic peaks – but house rent is cheaper than it was at the beginning of 2025 and what it was at the start of the last quarter of last year.
According to the new Idealista accounts, sent to ZAP, renting a house in Portugal now costs 16,1 euros/m²at a median value.
This means that renting a house in Portugal has become 1.9% cheaper in January 2026, compared to the same month in the previous year.
And it is 5.3% cheaper than in October 2025 – when it reached its peak, reaching an all-time high of 17 euros per square meter.
Even so, the value of rents increased in 11 district capitals: Setúbal (11.9%), Leiria (11.3%) and Viana do Castelo (11.1%) lead.
The district capitals where rents fell were: Porto (-6.3%), Castelo Branco (-2.1%) and Lisbon (-0.5%).
Once again, the capital Lisboa It is the most expensive city to rent a house, with a median price of 21.8 euros/m². Next come Porto (16.7 euros/m²) and Funchal (16 euros/m²).
The most economical district capitals continue to be Viseu (7.8 euros/m²) and Castelo Branco (6.7 euros/m²).
In relation to regions, the biggest change occurred in the Center, with an increase of 6.4%. The biggest drop in these 12 months was recorded in the North (-5.3%).
A Lisbon Metropolitan Area It is the most expensive region in the country: median income of 19.4 euros/m2. The Center, at 9.9 euros/m², remains the cheapest area.
