Airbnb analyzes the use of social properties and could bring down ads in São Paulo

O Airbnb initiated a technical analysis for identify and remove ads of properties located in developments Social Interest Housing (HIS) e Popular Market Housing (HMP) em São Paulo.

The measure aims to adapt the platform to the Decree 64,244/2025which establishes strict restrictions for the use of these properties in types of short term rental.

Regulation and inspection

Published on May 28, 2025, the municipal decree determines that the temporary stay does not constitute housing provision, exclusive purpose of HIS and HMP units.

According to the regulations, the owner or The landlord must prove the family income of the residentsunder penalty of administrative and judicial sanctions.

In communications sent by email, starting this Monday (4), Airbnb warned hosts in the capital of São Paulo that Undocumented ads will be removed in the coming days.

A CNN Brazil contacted the São Paulo Housing Secretariat for a position on the case, but has not received any response so far. The space remains open.
