Lease in the Algarve rises 19.3% and maintains a trend in February

The price of houses to lease in the Algarve recorded a 19.3% increase in February compared to the same month last year, according to the price index. At the end of the month, the average lease cost in the region was 15.8 euros per square meter (€/m²), with a quarterly growth of 10.9%.

Last year, prices rose in the municipalities of Faro (16.7%), lakes (8.7%), Olhão (8.4%), Loulé (6.2%) and Portimão (5.7%).

The most expensive municipality to lease home is Loulé (17 euros/m2), followed Lagos (14.9 euros/m2), Faro (14.2 euros/m2), Portimão (13.7 euros/m2) and Olhão (12.2 euros/m2).

At national level, the housing price rose 3.9% in February, located at 16.4 euros/m2.

District capitals where the price of houses to lease the most rose

The price of houses to lease has risen in Évora (18.3%), Faro (16.7%), Funchal (16.6%), Santarém (12.4%), Braga (11.2%), Viana do Castelo (6.5%), Coimbra (4.2%), Leiria (3%), Aveiro (2.3%) and Lisbon (1.6%).

Lisbon remains the city where it is most expensive to rent house: 21.8 euros/m2. Porto (17.2 euros/m2) and Funchal (16.1 euros/m2) occupy the second and third places, respectively. Faro (14.2 euros/m2), Setúbal (12.6 euros/m2), Évora (12.5 euros/m2), Coimbra (11.5 euros/m2), Aveiro (11.2 euros/m2), Braga (10.4 euros/m2) and Santarém (8.9 euros/m2). The most economical cities are Castelo Branco (6.8 euros/m2), Leiria (8.4 euros/m2) and Viana do Castelo (8.6 euros/m2).

Districts where prices recorded higher prices

Of the 17 districts and islands analyzed, prices rose in Faro (19.3%), São Miguel Island (17.3%), Santarém (14.7%), Madeira Island (14.5%), Évora (11.3%), Setúbal (10.2%), Braga (8.9%). Portalegre (7.8%), Viana do Castelo (7.3%), Aveiro (4.7%), Castelo Branco (4%), Lisbon (2.1%), Porto (1.7%). The lowest climbs occurred in Beja (1.1%), Leiria (0.8%), Viseu (0.7%) and Coimbra (0.6%).

It should be noted that the ranking of the most expensive districts to lease home is led by Lisbon (20.1 euros/m2), followed by Faro (15.8 euros/m2), Madeira Island (15.7 euros/m2), Porto (15.4 euros/m2), Setúbal (13.8 euros/m2), Évora (11.1 euros/m2) RA (10.2 euros/m2), Braga (9.9 euros/m2), Aveiro (9.6 euros/m2), Beja (9.4 euros/m2), Leiria (9.4 euros/m2), Viana do Castelo (8.9 euros/m2) and Santarém (8.4 euros/m2). Already the houses to lease at the most economical prices are in Portalegre (6.7 euros/m2), Castelo Branco (7 euros/m2) and Viseu (7.3 euros/m2).

Prices of houses to lease rose in all regions of the country

In February, the prices of homes to lease went up in all regions of the country. Leading the climbs is the Algarve (19.3%), followed by the Autonomous Region of the Azores (15.4%), Autonomous Region of Madeira (13.6%), Alentejo (11.5%), Center (3.9%), Lisbon Metropolitan Area (3%) and North (2.6%).

Greater Lisbon, with 19.5 euros/m2, remains the most expensive region, followed by the Algarve (15.8 euros/m2), Autonomous Region of Madeira (15.6 euros/m2) and North (14.1 euros/m2). On the opposite side of the table are the center (9.3 euros/m2), Autonomous Region of the Azores (10.2 euros/m2) and the Alentejo (11.2 euros/m2) which are the cheapest regions.
