
Fine of almost R$600,000 to real estate agency for illegal leasing. Mayor celebrated his victory.
It’s a record fine in the capital of France: a real estate company converted an entire building into tourist accommodation furnished – was fined 585 thousand euros. And it must cease its activity now.
The conversion into a tourist accommodation apartment was illegal, declared the court of Paris, about this building in the 9th arrondissement, close to the famous Montmartre.
The property was acquired by the real estate company 4 years ago. Previously it was a social housing building. A year later, in 2023 it was transformed into 11 apartments for short-term rental – but which the appropriate authorizations.
The main fine was R$445 thousand; the remaining R$140,000 is related to the absence of registration numbers in several advertisements and the refusal to provide documents, describes the .
In Paris, as in many other municipalities in France, it is mandatory to apply for a license to convert a residential space into tourist accommodation.
But many people in charge never do this. There will be about 25 thousand illegal tourist accommodations in the city. Local authorities claim that these landlords are worsening the housing crisis in Paris.
The new mayor of Paris, Emmanuel Grégoire, celebrated at: “Airbnb in Paris is over.”
The Parisian municipality is in an obvious fight against Airbnb and other forms of tourist accommodation. More surveillance, more tightening, more fines.
And they are expected new restrictions to short-term rentals. Emmanuel Grégoire, who took office less than a month ago, has already warned that he will confiscate unoccupied apartments and increase taxes on second homes.
A few days ago, Paris City Council created a “Housing Protection Brigade”. There are 150 people who will combat illegal tourist rentals, among other tasks.
The idea is really regulatory short-term rentals; there are complaints from neighbors, local inhabitants – and rents increase.
And the numbers already reflect this squeeze: two years ago there were almost 100,000 apartments available for short-term rental in Paris; last year there were 60 thousand. However, it is worth remembering that Paris hosted the Olympic Games two years ago, which influenced these data.
