The areas with the greatest potential for appreciation are in the so-called agricultural frontiers, such as Matopiba, which covers areas of Maranhão, Tocantins, Piauí and Bahia, and Sealba, covering part of Sergipe, Alagoas and Bahia. There are opportunities for agriculture to advance in these areas, in addition to projects such as corn ethanol plants and the Arco Norte corridor, which promises to improve logistics, should boost the regions, making them strategic and with potential price gains over the years.

Meanwhile, the Southeast and South remain the most valued agricultural areas in the country, a reflection of consolidated production and limited expansion. Paraná leads the ranking with the most expensive hectare in Brazil, worth, on average, R$60 thousand. São Paulo appears in second place, with R$58 thousand per hectare, and Santa Catarina in third, with R$50 thousand per hectare.

In the livestock areas, the most valued hectare is in São Paulo, worth an average of R$44 thousand, followed by Paraná, with more than R$28 thousand. Areas of the Central-West have shown strong appreciation over the years, as agribusiness strengthens in the states of Mato Grosso, Mato Grosso do Sul and Goiás.

Coffee and sugarcane areas may see more intense movements and investment in land, as the crops had good financial performance in 2024, assesses Scot analyst Felipe Fabri. Despite the macroeconomic challenges, it will continue to spread development across the interior of Brazil and maintain the constant appreciation of land over the years.
