The city of Elvas, in Alentejo, also appears among the cheapest to buy a house in Portugal.

The average price is around 1,066 euros per square meter. An apartment measuring around 80 square meters can have a value of approximately 85 thousand euros.

Located along the border with Spain, Elvas is known for its historical heritage and fortifications classified as a World Heritage Site by UNESCO.

Bragança and Covilhã complete the group

Bragança appears with an average price of around 1,155 euros per square meter.

Covilhã has an average price of around 1,345 euros per square meter. A property measuring 80 square meters could cost approximately R$107,000.

Difference in relation to big cities remains huge

The difference between these cities and large metropolitan areas continues to be very significant.

According to the most recent data cited by the same source, in February 2026 the average price in Lisbon was around 6,059 euros per square meter. This means that an 80 square meter apartment could cost around 484 thousand euros.

In Porto, where the average price was around 4,060 euros per square meter, a property of the same size would have a value of approximately 324 thousand euros.
